We do hope that you will feel at home in our flat in rue Gioffredo. It is a typical niçois home, with balconies front and back, high ceilings and ornate local floor tiles and has a truly welcoming and homely feel.

It is on the 2nd floor (no lift) of a traditional building in a great location only 200 metres from the old town of Nice . The large wooden front door leads onto a hallway that runs through the apartment. On the right is the living room with 2 sofas and comfy armchair. From the living room is a south facing balcony - with table and 2 chairs - great for a glass of wine and to watch the world go by.

The large master bedroom is at the rear of the flat and has a kingsize bed and access onto a sunny rear balcony. The second bedroom leads off of the living room and has 2 single beds and a mezzanine above with a double bed. Even more flexible sleeping arrangements are provided by the single sofa bed in the study/3rd bedroom and the double sofa bed in the living room. There is also a fold-up cot (bring own bedding for cot).

The large shower room has double wash basins and a super-large walk-in shower with mosaic tiling throughout plus a washing machine in a hideaway cupboard.

The kitchen is fully equipped with dishwasher, hob, oven, fridge/freezer, microwave, toaster, coffee maker etc and has a lovely 6 person dining table - again with access onto a rear balcony.

As well as retaining the flat’s classic features we've endeavoured to incorporate home comforts so have installed 3 top-of-the-range Daikin air conditioning units (reversible for air-con and heating) in the 2 main bedrooms and living room. There is a large flatscreen TV (with French Satellite programmes inc, BBC world and Sky news) plenty of DVDs, a CD Hifi and WiFi internet access (free of charge).

This is a very comfortable and relaxed niçois apartment. To suit the wishes of most visitors we've decided to keep it no-smoking and pet-free. The location is excellent as it’s just a 200 metre stroll from the old town, one block from the central bus station where the airport bus terminates (so no need for a car) and approx 300 metres from the Place Massena and Avenue Jean Medecin (high street).

An ideal base for up to 6 persons, large family or two couples enjoying a holiday together, though one couple would feel perfectly at home enjoying the comfort and space this apartment provides.
